Instead of storing ice cream and milk, the lower level of the building has been converted into music rehearsal studios. The finished rooms have wood or concrete floors, painted concrete or sheetrock walls, dropped ceilings with fluorescent lighting and insulation in walls and ceilings to deaden sound between studios. Two freight elevators can move gear to the first floor exits and there is ample off-street parking. Studio rents are based on size and volume restrictions. Sizes range from 105 sq. ft. to 500 sq. ft. Volume restrictions apply to half of the studios. In those studios, playing must be inaudible to upper-floor tenants from 7:30 a.m. to 7:30 p.m., Monday-Friday. On the weekend, the volume can be turned up in the afternoon. 24/7 studios are located under a bindery and have no restrictions on volume level.
